The perception is that because you encountered problems with your roof leak, and the damages incurred because of it, you looked for ways to counter your repair costs by placing them on us.
It is a law that if a list of complaints is to be presented at the termination of a rental agreement, that list is supposed to be used at the beginning of the agreement. You showed us the front window (which was never fixed and cost us a lot of money in energy bills) and that was it.
We went over the top in cleaning the apartment – hiring a professional cleaning crew for 2 days to clean the house, paying for prorated rent days in order to clean the house, running a carpet cleaner 6 times on each carpet, leaving cleaning supplies, maintaining the outside including weed killer, and personally paying for the reconstruction of two of the doors that were poorly maintained.
I will not accept any other reasoning for you pulling the carpets other than you were going to do it anyway; a preconceived method to pass costs to us. We battled flees the entire time we lived there because of your mulch bed – spending hundreds of dollars on medications, preventative actions, and housing (mulch) disrupters. The running of the carpet upstairs was due to vacuuming and was not preventable due to the poor carpet installation. Also, with a carpet patch, easily fixable. We could have replaced the carpet for half the cost and should have considering your reasoning. Having known these factors we would have. With that being said, a ‘pet deposit’ is what is to be used for damages caused by pets, and only for damages caused by pets. The other rent deposit is for other damages caused by tenants.
Though legal action may be the correct action on our part, we have moved on and accepted that this is just the way you operate. Considering the difficulty of securing funds for a new place, payment for cleaning and moving, and the loss of that money already delegated to actions, it seems like it is a good opportunity for us to learn from you; to be aware that these tactics may be used by others in the future.
We do not wish to hear from you.
